Danville Neighborhoods - West Side
West-Side Danville is one of the most sought after neighborhoods in our desirable town.
It is not so much a single neighborhood though as it is a somewhat eclectic collection of small subdivisions and individual homes, including some of the oldest properties in Danville.
The easiest way to define the area is by reference to the boundaries. Generally, only homes including, and to the West of, Danville boulevard would truly be considered West-Side Danville although you may certainly see some homes to the East of Danville Boulevard described as such in listing details comments. Agents appreciate the value of being considered part of West-Side Danville.
Within that boundary line, homes up to the Alamo border would be considered part of West-Side Danville but not those down to the San Ramon boundary line. The southern-most point would be any home that is North of Danville Ranch on San Ramon Valley Boulevard.
The homes in this area were mostly built in the 1950s and 1960s although there are some earlier and some later. Many are simple single story ranchers (or started out that way) and many have large lots up to an acre or more. A great many of these homes have been substantially updated and remodeled with large additions being commonplace. There are even examples of total rebuilds or the creation of new, small subdivisions where there were previously much smaller homes on large lots.
Certain streets have a cachet all their own. Love Lane and surrounding area springs to mind along with Glen Road, perhaps one of the prettiest streets in Danville, and the streets around Ocho Rios Drive. Then there is the area behind the Danville Livery , around Remington Loop where many desirable Harold Smith built homes can be found.
A short while ago it would be unusual to find any single family homes for sale in the area below $1 million, other than fixers but even now, home prices have been remarkably resilient in this area. At the time of writing, you can expect to pay over $1 million for an updated 1700 to 1800 square foot 3 bedroom home on a quarter acre. But don't necessarily expect to get more than a 1-car garage at that price.
Home prices may rise and fall, even in Danville, but homes on the West Side can always be relied on to be a good investment. And in many cases, you can even walk to town!
